How to know your leach field is failing
A dying field announces itself the same way on almost every El Dorado County parcel. Drains slow throughout the house, not at one fixture. The ground over the lines turns bright green in July when everything around it is brown, or stays soggy in dry months. Sewage odor drifts up after laundry days or winter storms. Water or gray film surfaces downhill of the field. And the telltale that clinches it: the tank needs pumping again within weeks or months of the last service, because water that should be soaking into soil has nowhere to go and backs up into the tank instead.
Any one sign alone can have a cheaper cause, and that matters enormously for your wallet. A collapsed outlet baffle, a root-blocked line, or a crushed pipe between tank and field produces similar symptoms and costs a fraction to fix. Before anyone quotes a new field, the failure has to be proven: tank opened, field probed for saturation, water run under load, county permit file pulled. Why leach fields fail in the foothills
Every working field builds a biological mat, a layer of microbial growth in the soil around each trench. For 25 to 40 years that mat is the treatment system doing its job. Over time it thickens and the soil pores around it seal, until one wet winter the ground simply cannot pass water as fast as the house makes it. That is natural aging, and no product reverses it.
Around Placerville the calendar runs shorter than the brochure for two local reasons. Clay layers hold winter water, so fields spend months saturated and working at reduced capacity. And decomposed granite, for all that it digs like gravel, can perc unevenly, concentrating flow in the few trenches that drain well and wearing them out early. Add solids from a tank that went too long between pump-outs and the biomat seals years ahead of schedule. The pumping schedule is not maintenance trivia; it is the single variable that decides which decade your field fails in.
Can a failing field be saved?
Sometimes, and honesty about which times is what separates a diagnosis from a sales pitch. Options short of full replacement, in rough order of cost:
- Fixing the actual culprit upstream. If the field is being drowned by a failed baffle, a leaking fixture running day and night, or a distribution box sending everything to one trench, correcting that can bring a stressed field back. This is the happy ending, and it is common.
- Sectional line repair. Roots or a crushed section blocking part of an otherwise healthy field can be cleared or replaced by the section, if the pipe and surrounding soil are sound.
- Adding trench. Where the parcel has room and the soil percs, the county can approve extending the field with new lines, spreading the load and resting the old ones. Cheaper than full replacement, and it buys real years.
- Rest and rotation. Systems built with a diversion valve can alternate between two fields, letting each recover. If yours has one, use it; if a replacement is designed for you, ask about including one.
- Additives and miracle treatments: skepticism warranted. Products promising to dissolve the biomat and restore a sealed field are heavily marketed and lightly proven. A field that is hydraulically exhausted does not come back because something was poured down the drain. Spend that money on a probe test instead, and see what the ground actually says.
When the probes come up saturated across the whole field, the tank backs up from the field side, and the permit record says 1988, the answer is replacement. Repeated pump-outs on a dead field are rent, not repair.
What replacement involves here
Leach field replacement in El Dorado County is a permitted, inspected construction project, and it runs through a sequence that does not compress well:
- Soil evaluation and percolation testing in the area where the new field will go, which must be undisturbed ground meeting setbacks from your well, property lines, structures, and any watercourse. On parcels with a private well, the well setback usually decides the location before cost or convenience gets a vote.
- Design, sized from the perc results and the home's bedroom count. Friendly ground gets a conventional trenched field. Steep, shallow, or tight ground gets an engineered answer: pressure-dosed distribution, a mound system built above grade, or another design the county will accept for your site conditions.
- County review and permit through El Dorado County Environmental Management, with plans and the soil work attached.
- Excavation and construction: trenching or mound building, drain rock or chambers, distribution piping, and any pump and alarm the design requires. On foothill lots this is where rock hammering, tree work, and equipment access earn their line items.
- County inspection before backfill, then final grading. Keep every sheet of that paperwork; it is worth real money at sale time.
Calendar-wise, plan on several weeks of testing, design, and review before digging starts, and days to a couple of weeks of construction after it does. A field limping in autumn is best replaced before the ground saturates, because winter excavation in wet clay is slower, messier, and more expensive.

Full replacement on a typical foothill parcel runs $15,000 to $40,000 including the soil work, permits, engineering where needed, excavation, and materials. Protecting the new field
A replaced field starts a fresh 25 to 40 year clock, and the same habits that stretched or shortened the last one apply from day one. Pump the tank every 3 to 5 years without fail. Keep vehicles, livestock, and new trees off the field. Spread laundry through the week instead of running six loads on Saturday. Fix running toilets the week they start. And put the field location on paper while the scars are still visible, because the next owner, or you in fifteen years, should not have to pay someone to find it. How long does a leach field last?
25 to 40 years is the honest range for a properly built, properly maintained field in this county. Regular pumping, steady water use, and keeping traffic off the lines land you at the long end. A garbage disposal, skipped pump-outs, and a saturated clay site land you at the short end.
Can I replace just part of the field?
Sometimes. If part of the field failed for a mechanical reason, roots or a crushed line, sectional repair works. If the field failed from age and biomat sealing, the rest of it is on the same schedule, and partial replacement buys less time than it seems to. The soil evaluation answers this question honestly.
Does a replacement need a permit?

My field flooded this winter but drains fine in summer. Is it failing?
Maybe not. Seasonal saturation in clay ground can overwhelm a healthy field for a few wet weeks, especially with heavy indoor water use. But winter flooding is also how real failure debuts, so it deserves a probe test rather than a shrug. If it is seasonal, spreading water use and fixing leaks may be the whole cure.
